What is the APR?
The Annual Percentage Rate is a standardized cost measure that combines the note (interest) rate plus most prepaid finance charges (such as points, certain closing fees, and mortgage insurance) expressed as a yearly rate. Because it rolls those costs into one figure, the APR lets you compare the true cost of different loan offers—even when the interest rates or fee structures differ.
How is it calculated?
We total the finance charges that must be prepaid at closing, add them to the interest scheduled to be paid over the life of the loan, and then solve for the single annual rate that would produce the same dollar cost on the same repayment schedule. Your actual APR will vary with your specific loan amount, credit profile, loan-to-value, term, property type, and other underwriting factors.
